While with a former employer, David was responsible for managing a 65,000ft2 fit-out project for State Street. Amid evaluating relocation options for approximately 780 staff from their Ferry Road office in Edinburgh, State Street transitioned from considering Exchange Crescent to a new development, Q3 at Quartermile, that was still under construction.

To adhere to a March 2018 occupation deadline, a turn-key agreement was forged with the developer. The developer’s base build contractor performed the tenant’s fit-out while wrapping up the base build, significantly saving time and reducing abortive Cat A work expenses. David was retained by State Street during construction to monitor these works. He collaborated closely with the project manager within a tight timescale to agree on a pricing strategy that allowed for design information to be released and priced in a competitive, auditable manner. His critical role in reviewing and approving the pricing of the works was commended for its transparency and consistent client reporting.

A separate procurement process was launched post-completion of detailed design for the client’s meeting suite and café areas, to allow for extensive stakeholder consultation and assure a high-quality fit-out. This phase, performed in an already occupied building, necessitated strict adherence to client approval and security procedures. David remained actively engaged throughout both project phases, ensuring successful project delivery in close cooperation with the project manager.
